Incheon Namdong-gu and Seo-gu Recruit 200 Elderly for Purchased Rental Housing at 40% of Market Rate
Incheon's Namdong-gu and Seo-gu districts are recruiting 200 prospective tenants for elderly purchased rental housing for 2026, offering rents at approximately 40% of market prices.
The supply of affordable rental housing for the elderly in the Namdong-gu and Seo-gu areas of Incheon is beginning. According to the announcement for recruiting prospective tenants for 2026 elderly purchased rental housing, a total of 200 people will be recruited across two autonomous districts in the Incheon area.
Affordable rent at 40% of market rate... lifelong residency possible if conditions are met
According to the Rental Information TV video, the elderly purchased rental housing being supplied this time is for homeless household members aged 65 or older (including those born before September 22, 1961). The rent is set at approximately 40% of the market rate to reduce the economic burden, and a key feature is that if eligibility requirements are met, residents can live there for a lifetime without worrying about eviction.
In particular, the barrier to entry is lower for groups that receive significant housing welfare benefits. For tenants receiving both livelihood benefits and housing benefits, it is possible to apply "monthly rent without a deposit," allowing them to move in without a deposit depending on the house. In an actual case presented, a house near Arts Center Station in Incheon is being supplied with a deposit of approximately 5.2 million won and a monthly rent of around 100,000 won for an exclusive area of 43㎡.
The recruitment scale is 150 people for Namdong-gu and 50 people for Seo-gu. Housing types are categorized by the number of household members. Type 1 is supplied in sizes suitable for 1–2 person households, while Type 2 and Type 3 provide larger houses for households of 3 or more people. However, as this announcement is for recruiting prospective tenants, housing will be guided according to the waiting list when housing becomes available in the respective areas in the future.
On-site application at community centers starting October 13... checking income and asset standards is essential
To be eligible to apply, one must be a homeless person aged 65 or older residing in the target recruitment areas of Namdong-gu or Seo-gu, Incheon. First-priority targets include livelihood/medical benefit recipients, single-parent families eligible for support, recipients of urgent housing support, the near-poverty group, and low-income persons with disabilities. Applicants must meet all income standards, such as a monthly average income of 2.66 million won or less for a 1-person household and 3.51 million won or less for a 2-person household, as well as asset standards (245 million won or less, vehicle value 45.42 million won or less).
Tenant selection will prioritize by rank, and within the same rank, decisions will be made in order of higher points based on residence period, age, number of household members, etc. Online application is not available, and from October 13 to October 15, applicants must visit the administrative welfare center near their place of residence for on-site application.
When visiting, one must bring basic documents such as an ID card, resident registration certificate (copy/abstract), and family relationship certificate, and if proof of eligibility is required, such as for benefit recipients or persons with disabilities, relevant certificates must be submitted additionally.
