"Where is a good place to live after retirement?" Comparing Osan and Pyeongtaek as candidate locations for parents moving to the metropolitan area
A video from the YouTube channel 'Country Mouse's City Life' compares new apartment complexes in Osan and Pyeongtaek as potential residential locations…
The process of conducting a site visit to examine new apartment complexes in the Osan and Pyeongtaek areas for the relocation of retired parents to the metropolitan area has been revealed. According to a video from the YouTube channel 'Country Mouse's City Life', the presenter compared candidate locations by focusing on residential convenience and actual living satisfaction after retirement rather than investment value.
New construction in Osan Segyo District, "Buying atmosphere spreading from Dongtan's upward trend"
The first place visited was the Segyo District near Osan Dae Station. The presenter analyzed that this is a location parents might prefer due to its good accessibility to Suwon Station on Line 1 (about 15 minutes) and Dongtan Station (about 10 minutes by bus), where SRT and KTX can be used. In particular, it was mentioned that the recent price increase in the Dongtan area is spreading to nearby Osan, forming a buying atmosphere.
In the video, the interior of the complexes was checked, focusing on new constructions from 2024. The presenter explained the strengths of new construction, saying, "At first, it looked like the outskirts, but once I entered, the landscaping and neatness of a large-scale new complex are definitely different." The complex in question is adjacent to green spaces such as the Muryangjecheon Stream (mentioned in the video) and has a high level of living convenience as an elementary school is located nearby. However, the presenter pointed out a checkpoint, noting that "neighborhoods with many generations caring for the elderly may have weaker price defense compared to neighborhoods with many school-age children."
Near Pyeongtaek Jije Station, "High cost-effectiveness of large-scale new complexes catches the eye"
Next, at the area near Pyeongtaek Jije Station, 'The Sharp Jije Station Central Park Block 2' was inspected. Pyeongtaek was cited as having the advantage of good mobility to regional areas due to easy access to KTX and SRT. The presenter explained that complexes within 1km of Pyeongtaek Jije Station are priced in the 700 to 800 million won range based on 84㎡, but places about 2km away from the station have prices dropping to the low 500 million won range, offering high 'cost-effectiveness'.
In the case of The Sharp Jije Station Central Park Block 2, it features a complex configuration bordering a park and well-equipped community facilities (such as a sauna). In the video, while examining the interior structure of the 74㎡ type, it was found that units with a lake view are trading in the range of 460,000,000 won to 470,000,000 won. The presenter shared the opinion that "the 74㎡ type, which has a room size similar to the 84㎡ but with less price burden, could be a reasonable choice when considering retirement funds after retirement."
Comparing the candidate locations of Osan and Pyeongtaek, the presenter emphasized that the landscaping and community facilities of large-scale new complexes are key factors determining residential satisfaction. The final decision is expected to be made by comprehensively considering the structures and living environments of the visited complexes.
