Author Song Hee-gu has provided practical guidelines for consumers contemplating the timing of moving to a different property amidst the volatility of the real estate market. In 'Generous Hee-gu Season 3' released by KB Real Estate TV, the discussion covered the perceived level of house price increases, regional outlooks, and analysis of specific stories regarding moving to better properties.

"Expensive houses fall more"... Timing for moving during a bear market

Regarding market concerns that house prices have risen significantly, author Song Hee-gu emphasized the principle: "Regardless of whether prices have risen a lot or not, you must buy the best thing you can afford." In particular, he mentioned 'moving to a better property' as a strategy to prepare for a bear market. Song explained that since higher-priced complexes experience larger price drops during downturns, utilizing the decline in high-priced areas like Gangnam to move to a better property can be a practical opportunity. On the other hand, he analyzed that low-priced complexes have a limit to their price drop range, so the advantages of moving are relatively small.

Regarding regional outlooks, he pointed out the importance of the Line 7 corridor for Bucheon. Mentioning the Line 7 infrastructure connecting Bucheon and Bupyeong, as well as reconstruction and redevelopment issues near Middle East and Bucheon City Hall, he viewed that the presence of Line 7 express routes would significantly impact regional value. For the Uiwang area, he mentioned the locational advantage between Gwacheon and Pangyo, diagnosing that the speed at which the currently mixed villa and industrial areas are reorganized into large-scale apartment complexes through redevelopment will determine future value.

"Redevelopment properties over apartment-tels"... Advice for moving to Sanseong Station and Wirye

Regarding a story about considering moving from Gwangmyeong to the vicinity of Sanseong Station, Song provided precautions for the move-in period. While many expect prices to drop because there will be many listings during the move-in period, he warned that caution is needed because, in reality, market prices often surge as move-ins begin.

Regarding the apartment-tel (residential officetel) in the Wirye area among the options presented by the requester, he took a cautious stance. Although Wirye's infrastructure is excellent, the gap in value between apartments and apartment-tels may widen as time passes. Instead, considering the requester's available cash (approximately 900 million won), Song suggested 'Sujin District 1', where redevelopment is underway, as an alternative. He advised that purchasing a property in this district, which is preparing for relocation with a target move-in date of 2032, and holding it until the move-in date would be a way to expect larger capital gains in the future.

Suwon Yeongtong remodeling complexes... Paying attention to Samsung Electronics' supporting demand

Regarding the concerns of a two-home owner holding a multi-family house in Hongje-dong, Seoul, and an apartment in Yeongtong, Suwon, he pointed out the remodeling trend in the Suwon area. The area near the 'Sin-namu-sil, Sinseong, Shinhan, and Ssangyong' complexes in Yeongtong, Suwon, mentioned by the requester, is evaluated as an area with solid supporting demand from Samsung Electronics.

Song mentioned the progress of remodeling projects in the area, explaining that remodeling is actively underway, with complexes such as Pal-danji (Doosan, Guseong, Hanshin) currently preparing for relocation. He analyzed that these changes could lead to an increase in value in nearby areas such as the Sin-namu-sil and Byeokjeokgol complexes. However, he also mentioned that if the price range of the Suwon apartment being held is not a small-sized unit in that area, it may be difficult to fully enjoy the locational merits.
