Seoul to Supply 1,381 Long-term Jeonse Units... Major Locations Including Gangnam and Banpo Targeted at Non-homeowners
Seoul Metropolitan Government is providing a large-scale supply of long-term Jeonse housing to stabilize the residence of non-homeowning citizens.
Long-term Jeonse housing for the residential stability of non-homeowning citizens in Seoul is being supplied on a large scale. According to a Rental Information TV video, this supply is recruiting a total of 1,381 units, including reserve occupants, and includes complexes in various locations ranging from Gangnam station areas to brand apartments adjacent to the Han River.
From Gangnam and Banpo to Guro and Gangdong... Major Supply Complexes and Rent Status
This supply targets approximately 70 apartment complexes, specifically more than 100 individual complexes. Looking at the major new supply complexes, the Gangnam area includes 'RAEMIAN Leventus', a new complex near Hanti Station. This complex is being supplied with the 45-type (2 rooms) at around 700 million won and the 58-type (3 rooms) at around 860 million won. 'RAEMIAN Daechi Palace' in Daechi-dong is around 1.1 billion won based on the 59-type (3 rooms), and 'Daechi Edelui' is around the 1 billion won level.
In Guro District, 'Doosan We've the Prestige', which is in the immediate vicinity of Gaebong Station on Line 1, is being supplied at affordable prices. The 45-type is around 320 million won, and the 59-type is around 440 million won. In the Banpo area, 'Motier Banpo' is being supplied, and considering its locational advantage, rents have been set at 660 million won for the 44-type and 990 million won for the 59-type. 'Gangil River Park' in Gangdong-gu is characterized by the ability to use relatively large areas affordably, with the 84㎡ area being supplied with a deposit in the 500 million won range. The 59-type of 'Junggye Hana Kkumui Green the First' near Sanggye Station in Nowon-gu is at a deposit level of 320 million won.
Targeted at Non-homeowning Seoul Citizens... Meeting Income and Asset Criteria is Essential
Long-term Jeonse housing is rental housing where one can reside for up to 20 years with a deposit at or below 80% of the surrounding market price. The application eligibility is basically limited to members of a non-homeowning household who are citizens residing in Seoul. The asset criteria must be a total asset of 662 million won or less, and a vehicle value of 45 million to 42 million won or less.
Income criteria are applied differently depending on the area of the housing being applied for. For housing with an exclusive area of 60㎡ or less, the average monthly income must be 150% or less (140% or less for dual-income households), and for housing exceeding 60㎡, the average monthly income must be 150% or less (2,000% or less for dual-income households). However, since detailed criteria vary by housing type and area, such as only low-income groups (income 70% or less) being able to apply for complexes of 60㎡ or less among the construction-type supply, it is necessary to check the announcement for each complex.
The priority determination method is based on residence. For example, in the case of a complex located in Guro District, residents of Guro District are 1st priority, residents of adjacent areas such as Yangcheon, Geumcheon, Gwanak, Yeongdeungpo, and Dongjak are 2nd priority, and residents of other areas are classified as 3rd priority. To become a 1st priority target, one must meet the income criteria along with the condition of having made 24 or more subscription savings payments.
Sequential Applications in Mid-September... Final Winners Expected to be Announced in March Next Year
The application schedule proceeds sequentially according to priority. 1st priority can apply from September 14 to 15, 2nd priority on September 16, and 3rd priority on September 17. Applications can be made through the SH Online Housing Subscription System website.
As for the future schedule, the announcement of those eligible to submit documents is scheduled for October 14, and the announcement of final winners is planned for March 5, 2027. The video advised checking the SH website before applying to see if application for a lower priority is possible.
