This supply aims to stabilize the housing for low-income, non-homeowners, and tenants can reside stably for up to 30 years by signing contracts every two years.
Station Area Location and Various Housing Types… Lowering Monthly Rent Burden
According to the Rental Information TV video, the recruitment targets a total of three locations: Sujeong Complex 2 in Janggi-dong, Gimpo, and Solteo Village Complex 2 and 3 in Masan-dong. These complexes are older developments completed in 2011 and 2012, offering good transportation accessibility as they are located near Gurae Station, Masan Station, and Janggi Station.
The housing types consist of exclusive areas of 29㎡, 33㎡, 51㎡, 59㎡, etc. In the case of Sujeong Complex 2, 80 people for the 33㎡ (separated studio) and 40 people for the 51㎡ (two-room) will be recruited. For the 33㎡, the deposit is around 18 million won with a monthly rent of 150,000 won, and the monthly rent can be lowered to the 60,000 won range through the mutual conversion of rental deposits. For the 51㎡, the deposit is around 45 million won with a monthly rent of 300,000 won, but it can be lowered to the 130,000 won range upon conversion.
Solteo Village Complex 2 near Gurae Station supplies the 29 type and 59 type (3-room structure), while Complex 3 is supplied with a single 29 type area. The 29 type of Solteo Village Complex 2 has a deposit of 15 million won and a monthly rent of around 130,000 won, and rent adjustment is possible upon mutual conversion. The video explained that these complexes have high living convenience as they are adjacent to large supermarkets, lake parks, and elementary and high schools.
Residents of Other Regions Can Qualify for 1st Priority… Online Application on September 22
As of September 7, applicants must be members of a non-homeowner household and meet income and asset standards. The income standard is a monthly average income of 3.43 million won or less for a 1-person household, 4.69 million won or less for a 2-person household, and 5.71 million won or less for a 3-person household; total assets must be 345 million won or less, and the automobile value must be 45.42 million won or less.
A characteristic is that the 1st priority selection criteria differ depending on the housing area. For areas under 50㎡ (29/33 type), residents of Gimpo are 1st priority based on residence, and residents of adjacent areas such as Goyang, Paju, Gangseo, Geomdan, Gyeyang, and Ganghwa County are 2nd priority. On the other hand, for areas of 50㎡ or more (51/59 type), the criteria are based on the number of subscription savings payments, and those who have made 24 or more payments can obtain 1st priority status even if they reside in other regions.
In the event of competition within the same priority rank, tenants will be selected in order of higher points, which include the duration of residence in Gimpo, the number of subscription savings payments, the number of minor children, and whether they are a newlywed couple. Applications will be conducted online through LH Apply Plus on September 22, the announcement of those subject to document submission is scheduled for October 7, and the announcement of final winners is scheduled for December 16.
