Song Hee-gu advises holding Sujin District 1 assets for future growth
Author Song Hee-gu analyzed regional real estate trends and provided tailored investment advice, including a recommendation to hold Sujin District 1 assets and move to Guro Doosan Apartments for those with limited budgets.
Real estate author Song Hee-gu recommended that a dual-income couple hold their Sujin District 1 redevelopment property, which is expected to become a 5,000-household mega-complex, to potentially exceed the 1.7 billion won market prices of nearby Sanseong Station Forestia and Heriston.
In the content 'Generous Hee-gu Season 3' on KB Real Estate TV, which covers real estate investment and moving strategies, author Song Hee-gu presented regional location analyses and customized real estate strategies for individuals.
Influence of Jichuk, Samsong, Geomdan New Town, and Changneung New Town
Song Hee-gu analyzed the Jichuk and Samsong areas, which are preferred by workers in northern Gyeonggi Province. Noting that the Subway Line 3 is a core lifeline for these areas, he predicted that the completion of Changneung New Town will act as a greater boon in the long term than immediate favorable news, as Changneung New Town will connect Samsong and Changneung into a single urban area. However, he added that nearby older apartments may be affected when Changneung New Town is occupied.
Regarding Geomdan New Town, he explained that the absorption of recent supply is nearing its final stages, though some sections still have unsold units or vacant land. Within Geomdan New Town, the area near Ara Station has formed a central commercial district, with Woomi Lynn, Hoban, Summit, and Geumowolli playing leading roles. He also mentioned that the area near Pungmu Station in Gimpo and Geomdan New Town have a mutually influential relationship, noting that if Geomdan New Town improves, it could connect to demand in Pungmu, Gimpo.
Sujin District 1 redevelopment: "Holding is the only answer"
Regarding the story of a dual-income couple in their 30s who purchased a redevelopment property in Sujin District 1, Song expressed the opinion that they "must unconditionally hold" it. The site is expected to become a mega-complex of 5,000 households, which is analyzed to form a massive residential town alongside Sinheung District 1 and Sinheung District 3. Citing that Sanseong Station Forestia and Heriston in the vicinity currently hold market prices in the 1.7 billion won range, he judged that the future value of Sujin District 1 is highly likely to exceed these levels.
As an additional strategy for this couple, he suggested a plan to reside in Icheon for practical living while keeping their assets in a higher-tier location. Song recommended that after living there for about two years, they should aim to "jump" once more toward large-sized apartments in Bundang or the Songpa area.
Moving with a 700 million won budget: Guro Doosan Apartments recommended
For a case involving someone living in an older single-building apartment in Gangseo-gu, Seoul, who is considering moving with a budget of 700 million won, Song suggested Guro Doosan Apartments as an alternative. The individual questioned whether moving is meaningful in a situation where it is difficult to achieve a value increase of 1.5 times or more. In response, Song advised that one should move even if a 1.5-fold increase is not achieved, as the asset gap could widen over time and it may become difficult to sell later.
He explained that the recommended Guro Doosan Apartments are located within the station area of Namguro Station, in an area seeing development movements such as Rapid Integrated Planning. While he analyzed that the surrounding environment is somewhat lacking—a factor reflected in the market price—the strengths lie in the proximity to G Valley (digital complex) and its location within a station area. He particularly emphasized that the location is suitable for single-person households to commute.
